If you and your tenant come to an agreement to end your lease before the expiry date, then you’ll need to have a Lease Surrender Agreement. This should generally cover things like the date of the surrender of lease, payment for early termination, payment of rent up to the date of surrender, ‘making good’ of the premises and mutual release.
