The question we get asked constantly
"Do I have to come into your office to sign?"
No. New Zealand law has allowed electronic signatures for most legal documents since the Contract and Commercial Law Act 2017, and identity verification for property transactions can be done by audio-visual link (AVL) rather than face to face. Between the two, there is very little in a standard purchase, sale, or refinance that still needs a pen-and-paper, in-person meeting.
That means it makes no difference whether you are settling in Auckland, based in Wellington, Christchurch or Queenstown, working rurally, currently overseas, or simply travelling. We run the identity check over a short video call scheduled around your time zone, send your agreement and loan documents through a secure electronic signing platform, and manage settlement directly with the other side's lawyer and the banks, all without you needing to be in a particular country, city, or in our office at all.
If you are not a New Zealand citizen or resident, an overseas purchase may also involve the Overseas Investment Office. That is a separate legal question from how you sign, and we cover it on our overseas investment service page. Everything below applies regardless of your citizenship or location.

Two tools carry the whole file: video meetings and electronic signing
Audio-visual identity verification
Before we can act, every client needs to be identified in line with anti-money-laundering law and Land Transfer Act e-dealing standards. We do this over a short, scheduled video call rather than a face-to-face meeting. You show a form of photo ID to the camera, we confirm a few details, and the check is done. It usually takes ten to fifteen minutes and can be arranged around your day, not ours, wherever in the world that day happens to be.
Electronic signing
Sale and purchase agreements, authority and instruction forms, loan documents, and most other paperwork are signed electronically through a secure signing platform. You get an email or text link, review the document on your phone or computer, and sign. There is no printing, scanning, or courier involved, and the signed version is legally binding under the Contract and Commercial Law Act 2017.
What still needs an original signature
A small number of documents, most commonly certain Land Transfer instruments, wills, and some enduring power of attorney forms, still require a wet-ink signature witnessed in a specific way. Where that applies, we tell you upfront, and we arrange a local justice of the peace, lawyer, or notary near you, wherever in the world that is, or a courier round-trip, rather than asking you to travel to us.
Settlement, wherever the property is
On settlement day, we work directly with the other party's lawyer and the banks through LINZ's electronic settlement system (Landonline). Funds and title transfer electronically, so settlement does not depend on anyone being physically present at all, regardless of which region the property sits in or which country you are settling from.

What clients usually ask before we start
Is an electronic signature actually legally valid in New Zealand?
Yes. The Contract and Commercial Law Act 2017 recognises electronic signatures as legally binding for most contracts and legal documents, provided the method reliably identifies the signer and shows their intention to be bound. Our signing platform meets that standard, and we tell you the small number of documents where a wet-ink signature is still required.
Will I need to travel to New Zealand at any point in the process?
Almost never. You will not need to fly to New Zealand to buy, sell, or refinance. Identity verification happens over video, documents are signed electronically, and settlement runs electronically through LINZ. If you would prefer an in-person meeting when you are next in the country, that is always available, but it is optional, not required.
How does identity verification work over video if I am based overseas?
We schedule a short video call at a time that suits your time zone and ask you to show a form of photo identification, such as a passport or driver licence, to the camera. This satisfies the same anti-money-laundering and Land Transfer Act identity standards as an in-person check, and takes about ten to fifteen minutes, wherever in the world you are.
What if my internet connection is unreliable, or the time difference makes video calls difficult?
We can run the identity check by phone with a document sent by post or courier where video genuinely is not workable, and we schedule every call around your time zone, not ours. Tell us at the outset and we will arrange whatever works for you.
I'm based overseas — does it matter where in New Zealand the property is?
No. We act on residential and investment property matters right across New Zealand: buying, selling, refinancing, restructuring a title, and Wills and EPAs. Wherever the property sits and wherever you are calling from, the process is the same.
I am overseas, or travelling. Does this still work?
Yes. The video ID check and electronic signing work from anywhere in the world, and we schedule around your time zone, not ours. Do I need to be a New Zealand citizen or resident to use this service?
No. Anyone can use our remote process regardless of citizenship, residency, or where in the world they are based. If you are classed as an 'overseas person' under the Overseas Investment Act, buying certain property may need separate consent, which is a different question from how you sign, and one we cover on our overseas investment service page.
Does acting remotely cost more?
No. There is no separate charge for video identity verification or electronic signing, whether you are down the road or on the other side of the world. Our fixed-fee pricing is the same either way.
